Understanding the basics

How often will my property be inspected?

In addition to any mandatory city inspections, Shore 2 Shore will perform a comprehensive inspection of your property, including photos and videos, all at no extra charge to you. These inspections are usually scheduled 60-90 days before the tenant’s lease expires, giving S2S the opportunity to assess whether we’d like to offer the tenant a lease extension while also addressing any routine maintenance needs that may be needed.

How much control do I have over my rental property?

As the property owner, you have the flexibility to be as involved as you desire. Shore 2 Shore prioritizes open and transparent communication with our property owners with a goal of allowing your investment to be passive while still allowing you to have full visibility into your investment’s performance at your own convenience. Through your Owner’s Portal, you will have real-time access to a wide variety of reports as well as all work orders associated with your property.

How do I receive payments?

Owner distributions are seamlessly deposited directly into your bank account each month. Concurrently, you will be emailed your monthly owner’s statement, detailing all income and expenses comprising your distribution for the month.

What is the cost for my property to be managed by Shore 2 Shore?

At Shore 2 Shore, we recognize there is not a “one size fits all” pricing model when it comes to property management. You can view our general pricing models on our website but what truly distinguishes us is our commitment to custom pricing to fit the unique characteristics of each client’s investment portfolio. Our customized solutions take into account various factors such as the number of units, property location, monthly rent amounts, and more. How is the maintenance of my property handled?

The Shore 2 Shore maintenance team is your go-to for all property maintenance and repairs. Tenants can easily submit maintenance requests through their tenant portal, promptly attended to by our S2S team. For after-hours emergencies, our 24-hour maintenance line connects tenants directly to our team members. We handle the majority of maintenance requests in-house, but for specialized needs such as electrical, plumbing, or HVAC, we tap into our trusted network of vendors. We don’t mark up contractor invoices; instead, we transparently pass these costs to you, aiming to keep maintenance expenses minimal.
